HOW OFTEN SHOULD I REPLACE MY WATER HEATER?

It’s important to know the age of your water heater. On average, it should be replaced every 10 – 15 years. If you’re just moving in, find out its age from the original owner, or else check with the manufacturer. (His contact information should be on the product tag.)

I’M MOVING SOON. WHAT WATER-RELATED ISSUE SHOULD I BE CONCERNED WITH?

You should definitely check with the original owners about the age of the water heater. You also should ask about any septic or sewer backups. Find out if the home has a septic system or a cesspool. Are there any expensive repairs in store that you need to be prepared for?

WHAT IS THE DIFFERENCE BETWEEN A SEPTIC SYSTEM AND CESSPOOL? HOW CAN I MAINTAIN MY SEPTIC SYSTEM OR CESSPOOL?

Find out whether you have a septic system or cesspool! When was it last pumped? Septic systems are equipped with a leach field and an underground series of chambers that allow the liquids in the system to flow from the tank and dissipate in the ground. The solids are trapped in the septic tank and slowly compost and break down. However, over time, these solids will build up. It is recommended that the septic tank be pumped every 5-7 years. Cesspools are a giant hole or series of holes in the ground, sometimes as much as 30 feet deep. The solids drop to the bottom of the hole, while the liquids leach out the earthen side walls. Over time, the porous walls become blocked with sediment, and it’s necessary to pump the excess waste and water. Typically, cesspools become more problematic as they age or as the ground becomes saturated with excess water. Be sure to check the water level in the cesspool regularly, especially during periods of heavy rain. Some systems should be treated with chemicals annually, and may even need to be pumped on a consistent basis. Be sure the cesspool has a clear and accessible inspection port or access lid. Full cesspools are a major cause of sewage backups and can be inconvenient and messy!

WHAT IS A GREASE TRAP, AND HOW CAN I MAINTAIN MINE?

A grease trap collects excess grease and buildup from kitchens and heavy grease-producing fixtures such as kitchen floor drains, three-compartment wash sinks, and commercial dishwashers. The key to a hassle-free grease trap is proper maintenance! Make sure it is properly cleaned and serviced routinely. Some traps need to be pumped every month. It is recommended that they be treated with chemicals at each cleaning.

WHAT IS THE BEST WAY TO CONSERVE MY WATER BILL?

• Fix any leaking faucets.

• Fix or replace running toilets.

• Purchase low-consumption toilets.

• Inspect and service your irrigation system.

• Set your timer to water your grass at night for more effective irrigation.

I’M A COMMERCIAL CLIENT/PROSPECT AND I’M CONCERNED ABOUT NEEDING TO CUT OUR WATER COSTS. ANY SUGGESTIONS?

You mainly need to address your hot water situation. If possible, look for alternate hot water options such as tankless on-demand heaters or a solar hot water system.

WHAT ARE SOME LITTLE-KNOWN PLUMBING TIPS THAT EVERYONE COULD BENEFIT FROM KNOWING?

Believe it or not, you should actually shut off your washer after every washing. Also, a good rule of thumb is to replace the washer hoses every four years.

WHY SHOULD I REPAIR/REPLACE ITEMS EARLY?

• Appliances and fixtures do get old eventually! Unless it works better for your budget for you to replace each part individually, sometimes it’s more cost-effective to just replace the whole thing. Most newer appliances are built to conserve electricity and water, saving you even more money.

• Missing shut-off valves and drain pans, and old water heaters, are a major flooding hazard. Burst water heaters tend to be a number-one cause of flooding and water damage. Heaters should be replaced every 10 to 12 years, according to manufacturers’ recommendations.

• Old valves prevent fixtures from being easily turned off in the event of an emergency, and can lead to costly flood damage! If you know it’s old, replace it and avoid future disasters.

• Old toilets waste excessive amounts of water, as they do not comply with energy efficient/water-saving standards. Worn gaskets & tank parts present a major flood potential! A new toilet means peace of mind.
